CEO- Direct the efforts of the ministry to provide affordable housing and ongoing support to families in Charlotte and El Salvador.  As an expression of Christ's love for all people, we serve over 1000 homeowners and annually house two hundred additional families in Charlotte and abroad.  The ministry builds new houses, rehabilitates foreclosed houses, repairs houses, runs a $4 million retail outlet, recycles 1200 tons of steel per year and services approximately 1000 non-interest bearing mortgages.  The ministry is supported by 85 employees and thousands of volunteers.

As President, grew Total Enterprise Value from $10 million to $900 million; Revenue from $4 million to $330 million; Portfolio from 1.4 million square feet to 6 million square feet; Employees from 45 to 450; Funds From Operations (FFO) from $9 Million (2001) to $31 million (2009).  Cogdell Spencer ERDMAN was named one of Charlotte’s Best Places to Work (2009, 2010).  Cogdell Spencer ERDMAN was the leading healthcare design/build company in the United States ranked by annual revenue (2008).    
 

 CEO/President–Director.  Responsible for all activities of Cogdell Spencer Inc. (NYSE: CSA), a fully-integrated, self-administered and self managed real estate investment trust (REIT) that invests in specialty office buildings for the medical profession, including medical offices, ambulatory surgery and diagnostic centers.  The initial public offering for CSA occurred on October 27, 2005.  Cogdell Spencer operates throughout the US with offices in Charlotte, Atlanta, Dallas, Denver, Seattle, Madison, Columbia, S.C. and Washington, D.C.

 

President- Cogdell Spencer Advisors. Prior to IPO, led the private company responsible for all aspects of acquisition, development, management and financing of healthcare real estate portfolio.  Notable healthcare projects personally directed by Mr. Spencer include the Medical Arts Center at NorthEast Medical Center, Gaston Ambulatory Surgery and Professional Center, and The Watson Women’s Center at University Hospital in Augusta, GA.

 

COO – The Cogdell Group, Inc.  Directed daily operations of the real estate development company.  Successfully implemented consolidation of corporate services, accounting and information systems and recruited key executives.

President of Cogdell Securities, Inc., member NASD/SIPC (1996-2002) Directed sales force and compliance of direct participation programs.

 

1993-1995      CHILDREN'S SERVICES NETWORK              CHARLOTTE, NC

                        Executive Director.  Directed the work of this independent agency to evaluate, coordinate and advocate for children's services in Charlotte-Mecklenburg.  CSN provided strategic planning for addressing community priorities.  Its annual report provided quantitative and qualitative measures of the well-being of children in Mecklenburg and the systems which serve them.  The sponsors of this public/private venture were City of Charlotte, Mecklenburg County, Charlotte-Mecklenburg Schools, United Way, and The Charlotte Chamber of Commerce.

 

1993-1995      REAL ESTATE STRAEGY CONSULTING        CHARLOTTE, NC

                        Independent Consultant.  Projects included development of capital strategies, succession planning for privately held companies and strategic planning retreats. Taught “Introduction to Marketing” at Montreat College.

 

1986-1993      THE CROSLAND GROUP, INC.                         CHARLOTTE, NC

                        Corporate Vice President, Advisory Services.  Responsible for realty advisory services including acquisition of income producing properties and asset management of investments.  Led CGI strategic planning and served on Executive Committee.  Managed CGI marketing and public relations.  Consulted to other real estate firms.

                        Vice President, Crosland Properties Division.  Developed multifamily real estate for the Crosland Portfolio.  Projects included luxury apartment communities and affordable  housing.  Managed land acquisition, design, construction, marketing, finance and legal work.

                         Project Manager, Commercial Division.  Developed projects with total budgets of $65 million.  Charlotte Apparel Center - mixed-use facility comprised of a 300-room hotel, 450,000 square foot trade mart, retail shops and a 900-car parking garage.  The project was a public/private venture with the City of Charlotte, completed on time and under budget.  RiverPointe - managed 195 lot waterfront subdivision ($14 million value).  Crown Point Business Center - developed 60,000 square feet of office showroom space.  Managed land development for Crown Point, a 225 acre mixed-use park.  Other Duties (CEA) - Revised goal planning process (1989).  Planned corporate retreat (1988).  Coordinated Vice President Bush's participation in Apparel Center groundbreaking (1987).

 

1982-1984       NCNB (Bank of America)                       CHARLOTTE, NC

International Banking Representative, European Area.  Evaluated correspondent banking relationships.  Increased bankers' acceptance portfolio from $15 million to $60 million and improved return on assets.  Administered $80 million syndicated loan portfolio.  Managed accounts of European companies operating in the Carolinas (lending, documentation, credit analysis).

Senior Credit Analyst.  Managed work flow of eight credit analysts.  Trained analysts in review of financial statements and credit documentation.
